- Up to 2,500 sq ft included; +$75 per additional 1,000 sq ft
Add-Ons
- Agent on-camera intro or profile (30 to 60 seconds): $150
- Instagram or TikTok vertical reel (30 seconds or less, fast-cut): $120
- Drone photos or drone video (weather and airspace permitting): $200
- Twilight exterior photography (sunset, dusk, or digital twilight cover): $180 (up to 5 photos)

FAQs
The per-1,000 sq ft rate listed in each package is added and confirmed with you before the shoot, so the final price is known before I arrive.
If video is on your mind, book Package B. Photos and video are captured in one visit, which is why the combined package costs less than booking a second trip later.
Travel within the Toronto area is included. Outside the area, travel and parking are quoted before booking.
Photos as JPG. Video as MP4 for web and social, with MOV masters (Apple ProRes, 4K, 10-bit colour) available for broadcast or agency work.
Tips — Preparing the Property
- Declutter every visible surface. Counters, tables, and desks photograph best when they are clear or styled with one or two items.
- Turn on every light. Replace burnt-out bulbs before the shoot; mixed dead bulbs show in wide shots.
- Open blinds and curtains. Natural light makes rooms feel larger. I will adjust them room by room as needed.
- Hide personal items. Family photos, mail, chargers, pet bowls, and garbage bins should be out of frame.
- Clear the driveway and street front. Move cars away from the front of the property before exterior shots.
- Tidy the yard. Mow the lawn, coil hoses, and put away tools and toys. In winter, clear walkways of snow.
- Stage bathrooms simply. Fresh towels, closed toilet lids, and clear counters.
- Make every bed. Smooth bedding reads immediately in photos.
- Plan for pets. Keep pets and their equipment out of rooms being photographed.
- Walk the space one hour before. A final pass catches the small things: open closet doors, crooked frames, cords in view.
